Asset and Funds Management

Chantrey launched the City Regeneration Partnership in 2007, a £165m gross fund whose equity partners are:

  • HSBC Specialist Investments Limited - 75%
  • Mirvac UK Ltd - 25%

We arranged 6 year revolving debt facilities with a leading UK bank.

The structure is a 'Limited Partnership with Guernsey Property Unit Trust Feeder' with a six year term, providing the Partners with a managed risk entry into mixed urban renewal development projects with a substantial residential component.

The Partnership has acquired strategically sited ‘blue skies’ commercial properties with residual income. Value is being generated through careful asset management and imaginative planning in readiness for development as markets regain strength.

Chantrey's core asset and fund management skills are augmented with ‘on call’ in-house planning, design, development and marketing disciplines giving us a unique performance edge.

Partnership projects:

Broadway Chambers, Stratford, London E15

Broadway Chambers, Stratford, London E15

Broadway Chambers, prominently located at the 'gateway' to Stratford's town centre, provides an important mixed use development regeneration opportunity associated with the London Olympic Games legacy.

Close to the Olympic stadium, 'Eurostar' rail station and Stratford City shopping centre, all under construction, the 22,000 sq m development is designed to provide sustainable, high quality residential apartments, offices and retail amenities serving the local community.

An exemplar design has been developed in conjunction with acclaimed architects, Allies & Morrison. Residual retail and office income from the existing 3,000 sq m of floorspace is meanwhile being optimised ahead of a start being made on the new development.

Brandon House, Borough High Street, London SE1

Brandon House, a 4,000 sq m 1980s office building occupies a prominent corner site opposite Borough High Street's tube station. Strategically sited within a five minute walk from London Bridge, Brandon House presents an exciting opportunity for a substantial, high quality mixed-use development.

The investment was acquired with secure short term income. Planning preparations for a 12,500 sq m mixed development are being prepared by Chantrey architects.

The new scheme will provide residential, office, retail and amenity space, reinvigorating this historic and vital London quarter.
